Benfleet at a glance

Homes

South Benfleet grew after its station opened in 1855 and spread rapidly after the Second World War, merging with Thundersley to the north. Housing across both is a mix of detached, semi-detached and terraced houses, chalets and bungalows, with some low-rise flats. The old centre around the High Street and St Mary's Church is a conservation area with an Article 4 direction. Some roads are unmade, including parts of The Chase in Thundersley and lanes between Felstead Road and Catherine Road, which matters when a heavier vehicle is collecting bulky or garden waste.

Building work

Castle Point's design study records that many of the borough's houses, chalets and bungalows have already been extended. New homes have been built on the London Road frontage near Felstead Road. In the South Benfleet conservation area, designated in 1988, a management plan and design code adopted in October 2025 and an Article 4 direction govern external changes. Congestion on the A13 and the A129 Rayleigh Road affects lorry timings, and unmade stretches around The Chase in Thundersley should be checked before a skip is booked.

Businesses

Benfleet has two town centres. South Benfleet runs along the High Road, mainly independent shops with parking at Richmond Avenue; Tarpots sits either side of the A13 London Road and combines supermarkets with independent stores. Near the station, the old High Street has become a leisure quarter of pubs, restaurants and a bar. Thundersley has a parade on Hart Road, and Manor Trading Estate is a main industrial area, though its estate roads are in poor condition. Waste ranges from restaurant glass and food to trade packaging and pallets.

“Very polite and efficient. Excellent quick turnaround, job well done 👍”

“We used the company to clear my late father’s garden which was heavily overgrown with sheds full of rubbish collected over 30 years in the house (hoarding). The garden was inaccessible and difficult to get into. During a heatwave Levi and his team cleared the garden back to basic as we requested which required significant work. From first contact we received professional responses and an initial timescale of availability. We then had a site visit and a further discussion on how long it would take and the cost being clear about what was involved in the costs but also confirming how the waste would be disposed of. They ensured the parking area and communal paths were cleaned following the work. We would highly recommend the company.”
